Pre-Drywall

  Before I go into our pre-drywall meeting, I will update on what is going on with our brick being wrong. We asked for our upgraded hardwood to be extended into the family room, which would be after upgraded carpet deduction about $4250. Ryan agreed to a $4000 credit, and they are allowing me to change my granite from Luna Pearl to Santa Cecilia like I wanted to about a month ago. We're as happy as we can be in this situation because we don't want to change the brick now.


Pre-drywall was today, and our Project Manager walked us through everything and answered our questions. We have a few concerns about the upgraded paint. We thought we were paying for something better than builder's grade, but our PM thinks the only difference is the color. Waiting for clarification on that. We're also waiting to hear back about the tankless water heater. We did some research, and it doesn't seem strong enough for 3 full bathrooms and a kitchen. Waiting to hear back on that too. We got our estimated closing date of February 15th, so long as they stay on track. Our third-party inspector comes out tomorrow to look over everything, and, hopefully, there won't be any problems there...

  1. As for Paint, we "upgraded" to a color. Regardless of "white" or a color, it's a flat paint. But they use (in our area anyway) Sherwin Williams paint. That's a quality paint regardless of the finish. I could go on about this and the ridiculousness of paying MORE for a different color, but I will hold off for now.
    As for the tankless water heater, you can buy one large enough. The draw back is that regardless of tank size, tankless do not work well if you are running multiple faucets at once. When you consider two showers/tubs, kitchen and bath faucets, dishwasher, and Washing machine sucking hot water, it could create a lack of hot water.

  2. That's what I'm worried about. I would never have paid that for just an upgraded color. Sherwin Williams is reputable, but they aren't even sure right now whether it's SW or Duron. As with all paint brands, there are different lines and grades, we wanted the premium as opposed to the builder's because we heard some pretty bad things about paint peeling off and my dad puhed us to do that one pretty hard.
    We've been a little put off about the tankless water heater from the beginning. I know it's one of those things they advertise and it's green, but again my father has been warning us about it the whole time. Well, we did some research into the specs and gpm rate and there is NO WAY it's going to work for 3 full baths and a kitchen. I know the odds are slim that all three would be going at the same time, but that's not the point. So well see where we end up on these...

  3. I have always bought what ever is on sale paint at Home Depot or Lowes and I have never had an issue with peeling regardless of egg shell, satin, or flat. Sherwin Williams by it self is considered "premium". I am taking it that you are looking for something other then "Flat"? To my understanding, you are just paying for a color besides white, not the "quality" of a paint.

  4. Read this: http://scenewright-contracting.com/PaintisPaint.aspx I'm literally referring to a higher grade as opposed to builder grade. Sherwin Williams, like all other brands, has multiple grades of paint. I'm not saying there is anything wrong with a lower grade, we were just told that paying for the upgrade meant a higher grade of paint not just a color. However, I think we're going to find out that isn't the case.

  6. Hi, I am curious what came of the Tankless Heater. Did Ryan even allow you to downgrade to a traditional tank, or are you forced to take the tankless...Just wondering as I may be going down that road soon :)

  7. No, they actually wouldn't let us change because they had already installed the tankless. We went back and forth with them alot, even sending them the manufacturer's specifications saying it wasn't ideal in certain situations. Ryan said because we were in the South, and the temperature wasn't as extreme as other places, our tankless should be fine for 3 showers, washer/dryer, dishwasher, etc. Regardless of whether all of those things will ever be used at the same time, we wanted one that was acceptable just in case. The best they would do was to say they would monitor it and make sure there was a note in our contract saying we raised an objection to it. I just think they advertise it as being a perk, when it barely meets the minimum requirements for some of their house sizes.
    On a side note, we have someone coming out today to look at and fix the water pressure because ours is very very low (the toilet never seems like it is going to flush, and when a sink is being run at the same time as the shower the pressure drops tremendously) and it takes forever for the water to heat up.
